01What Atrium is
Atrium is subscription software for running a coworking space end to end. It is delivered over the internet as a hosted service: there is nothing physical to ship and nothing for your members to install or download.
The product covers floor maps and desk inventory, bookings, members and agreements, GST invoicing and payments, visitor entry, day passes, leads, notifications over WhatsApp, and the reporting built on top of them [clause 3.1]. Desks, cabins and meeting rooms are booked in slots, and overlapping bookings are refused by the database rather than by someone remembering to check.
Each customer's workspace has its own separate database. It is not a shared table filtered by a column, and that is what makes a clean export and a clean deletion possible [clause 3.2]. What that means for your data, and how to get all of it back, is set out in clause 10 of the Terms of service and in the Privacy notice.
There is also a self-hosted option for operators who would rather run Atrium on their own infrastructure. It is a separate one-time licence plus deployment and annual maintenance, quoted case by case and governed by its own agreement [clause 5.10].
02Who it is for
Atrium is built for coworking-space operators in India. The customer is the operator — the company that runs the space and issues the agreements — not the individual sitting at a desk. Members are given a portal to see their own bookings and invoices, but they are not party to the subscription [clause 2.5].
Branches, floors, staff logins and members on the member portal are not charged for, in any number [clauses 3.4 and 5.4], so opening a second location is an operational decision rather than a pricing one.
The things international platforms treat as an edge case are the things this product started with: HSN and SAC codes on the invoice, CGST and SGST within a state and IGST across it decided by place of supply, a GSTR-1 report an accountant can file from without re-keying, notifications over WhatsApp rather than email, collection by UPI reconciled against a UTR, and a visitor register included rather than sold as an add-on.
Customers outside India are invoiced under the terms shown on the relevant regional page and are responsible for any tax applicable where they are [clause 6.4]. Everything described on this page is priced and invoiced in Indian rupees.
03Why it exists
Most coworking operators run on some combination of a spreadsheet, a WhatsApp group and someone's memory. That works until it does not. These are the six failures the product was built to remove:
- Occupancy nobody trusts — the board says one number and the invoices say another.
- Renewals that arrive without warning, discovered when a client mentions one in passing.
- Collections that leak: payment received but not recorded, recorded but not reconciled, chased twice or never.
- Rooms booked twice, learnt about when two members are standing in the same doorway.
- A sales pipeline that lives in one person's phone and leaves when they do.
- Visitors in a paper register, with no record of who was in the building or when they left.
Sehsaa built and ran a coworking management system end to end before turning it into a product. That is why the awkward parts — notice periods, seat-versus-cabin counting, GST place of supply — are handled properly rather than approximated.
Your data is kept separate, backed up daily, and supported by the people who built Atrium.
Every operator's data sits in its own database, never shared with anyone else's. It is backed up every day and the backups are kept for ninety days; restoring from them has been rehearsed, not just planned [DPA, Annexure B]. If personal data you hold with us is ever breached, we tell you within 24 hours [DPA clause 8.1]. Support runs Monday to Saturday, 10:00 to 19:00 IST, on WhatsApp and email. Exactly what we commit to, and what we do not, is in clause 12 of the Terms of service.
04How we make money
Atrium is sold as a subscription, priced per occupied desk per month, in Indian rupees. The subscription and the separate self-hosted licence are the whole of what we charge for. We do not sell Customer Data, we do not share it for anyone's advertising, and we do not use it to train machine learning models [clause 9.3].
Desks are counted on the last day of each month, and only the ones that are occupied are charged for — an empty desk costs nothing [clauses 2.2 and 5.6]. Every occupied desk is charged at the rate for the band your occupied-desk count falls into. The rate is not tiered across bands [clause 5.1].

Bookable meeting rooms are ₹200 per room per month on top of the desk charge [clause 5.2].
Day passes and night passes are ₹20 a pass, with the first twenty passes of each calendar month free [clause 5.12] — sell thirty in a month and you are charged for ten of them, ₹200. A pass is counted on the day it is for, and only if you were actually paid for it: an unpaid, waived or refunded pass is not counted, and a seat someone occupies on a pass is not also charged as an occupied desk. Passes are counted across the whole month, not on its last day like desks and rooms [clause 5.6]. Virtual office is ₹50 a month for each active client [clause 5.13], counted once per client however many of your addresses they hold, and not counted while a client is suspended or after they end.
There is a minimum charge of ₹2,499 per month — if your desks, rooms, day passes and virtual-office clients come to less than that, you pay ₹2,499 [clause 5.3]. The day-pass and virtual-office charges are inside that minimum rather than on top of it. Pay annually and you pay for ten months instead of twelve, charged as [clause 5.5] describes.
Nothing is billed outside the subscription. WhatsApp messages — booking confirmations, reminders, payment chases and sign-in codes — are included, and we pay the messaging provider ourselves; if that has to change, clause 5.7 binds us to sixty days' written notice first. Migration from your existing system is included at no charge for a space up to 250 desks and 100 member companies; beyond that we quote in writing before starting [clause 5.8].
A new workspace gets thirty days free, with no card and no commitment, limited during that month to 50 desks and 10 bookable meeting rooms across unlimited branches and floors [clause 4.1]. When the thirty days end the workspace becomes read-only until you choose a plan. Nothing is deleted [clause 4.3].
Tax and invoicing
All prices are exclusive of GST, which is charged in addition at the rate in force — 18% for this service — and shown separately on the invoice [clause 6.1]. Our services are invoiced under SAC 997331, and our GSTIN is 27ABNCS5815L1ZP [clause 6.2].
Subscription fees are invoiced in arrears, on the first day of the month after the month they cover [clause 7.1]. Invoices are payable within seven days of the invoice date, by the methods shown on the invoice [clause 7.2]. If you think an invoice is wrong, query it within seven days and we will not treat a genuinely disputed line as overdue while we are looking at it [clause 7.3].

05The company behind it
Atrium is a product name. The company you contract with, and the company that issues your invoice and receives your payment, is Sehsaa Solutions Private Limited, a private limited company incorporated in India.
